Services Provided To The Self Storage Facility Owner

  • Oversees day-to-day operations of the property and provides home office support to the on-site manager
  • Selects and hires personnel necessary for the operation of the property - (these personnel are employed by IREM)
  • On-going training for all personnel
  • Manages payroll for all on-site managers
  • Generates and customizes the policy and procedures, operations, and forms manuals for each property
  • Contracts with preferred vendors for software, credit card processing, and retail inventory
  • Installs, customizes and implements self storage software
  • Prepares all necessary books and records reflecting income and expenditures
  • Files and pays all sales taxes as required by law
  • Conducts daily financial audits
  • Furnishes to owner monthly reports pertinent to the operation of the property, including the financial statement package
  • Reviews and pays all property expenses
  • Prepares annual budgets
  • Conducts monthly property audits
  • Controls delinquencies
  • Handles auctions of delinquent tenants
  • Develops and implements the annual marketing plan
  • Implements aggressive retail merchandising programs
  • Negotiates on behalf of the owner for additional income sources (cell tower, billboards, etc.)
  • Competitively bids for services and utilities each year
  • Oversees the maintenance of the property
